Authority to sign 

The person signing the form certifies that he/she is authorised to agree the booking conditions on behalf of all persons included on the holiday.  The signatory must be a member of the party occupying the property and must be 18 years of age or over.  Bookings cannot be accepted from parties of young people under 18 years of age. 


Bookings are to be accompanied by a deposit of 25%.  The balance of the rent must be paid 8 weeks before the commencement of the holiday. Non-payment of the balance of the rent on or before the due date shall be construed as a cancellation of the contract by the hirer.  The full rent is payable if the occupation date is less than 28 days (4 weeks) form the date of booking. 

Hirers Obligation 

The Hirer agrees to pay for any breakages, losses or damage to the property before departure and agrees to take all reasonable and proper care of the property and leave it in a clean and tidy condition at the end of the stay. Particular attention must be given to the kitchen, ensuring that all equipment and utensils are left clean and tidy. We would request that the dishwasher is loaded and switched on prior to departure.  In addition, please place all rubbish in the bins provided, these are located in the large green bins at the side of the property.  Please ensure that you re cycle your waste in the bins provided. The Hirer is responsible for any additional cleaning costs incurred should they be necessary. 

The Hirer agrees to permit the owner reasonable access to the property to carry out any urgent maintenance.  The Hirer agrees not to sublet or share the property except with persons nominated when booking.  The maximum number of persons allowed at the property is clearly stated as 5 persons and must not be exceeded.  (The owner reserves the right to terminate the hire without notice and without refund in case of a breach of this condition) 


Whilst we welcome one well-behaved dog free of charge, this must be notified at the time of booking the cottage.  Pet owners are responsible for any extra cleaning that may be required, either in the property or in the gardens. The guiding principle is that there should be no sign of the pets presence inside or out after departure.  We would like all of our guests to be able to enjoy the cottage so we would appreciate your co-operation. 

We would kindly request that:-  

You do not allow your dog on any soft furnishings or on the beds 

Please ensure that you bring along your dogs bed, bedding and towels for their own comfort 

Please ensure that your dog is kept under control at all times and we would request that you do not allow your dog to become  a nuisance or intimidate occupants of nearby properties 

Please ensure that your dog is not left alone in the property at any time 

Please ensure that your dog is dried off outside after walks before entering the property 

Please ensure that you clean up after your dog, please refrain from allowing your dog to foul the garden 

Banned dog breeds will not be accepted


If the Hirer wishes to cancel the booking he/she should advise the owner immediately by telephone, followed by a confirmatory letter or email.  Upon receipt of such correspondence the owner will (but without obligation to the Hirer) use their best endeavours to obtain a replacement letting and, if such replacement is obtained, will then refund to the Hirer any monies paid less a handling charge £50. If the Owner is unable to re let, the Owner shall be entitled to retain all payments already made and to recover, if not already paid, the balance of the hiring charge.

Non-availability of the property 

If for any reason beyond the owners control, the property is not available on the date booked, all rent paid in advance will be refunded in full.  The Hirer shall have no further claims against the Owner. 


There is no extra charge for VAT

Caring for your Safety

Every reasonable effort has been made to indicate possible safety hazards in the property description.  Please note, most of the furniture is freestanding within Oak View Cottage and we would advise parents with children to ensure that they are supervised at all times. It is the guest’s responsibility (particularly parents with young children) to inspect the property and grounds immediately on arrival and note any possible hazards.  Check the layout of the cottage so that in an emergency you can get out quickly and safely. Please read and respect any warning/hazard/restriction notices that the Owner has placed in the property 

You will find both smoke alarms and a carbon monoxide monitor in Oak View Cottage. Please vacate the property immediately if either of the alarms are triggered. In addition, if fire is detected please call the emergency services and advise the owner immediately.  Our guest’s safety is paramount. 

Arrival and Departure Times

The property is available after 3.00pm on the day of arrival and must be vacated by 10.00am on the day of departure please. 

Bed Linen

All bed linen is provided with the exception of cot linen, beds are fully made up and ready for your arrival.  

One bath and one hand towel will be provided per guest for the entire stay  

Towels provided for use should remain in the cottage at all times 

Tea Towels are also provided  

Should you require further towels for outdoor use please bring them along with you

Please Note:  If your stay is longer than 7 days, a change of bed linen and fresh towels will be arranged at the end of the first week.  The owner will liaise with the hirer to agree a suitable time and day for linen and towels to be exchanged.    

Christmas and New Year  

Oak view is available throughout the winter.   At Christmas we provide a complimentary Christmas Tree and decorations. 


Every effort has been made to ensure that you have an enjoyable and memorable holiday.  If however, you have any cause for complaint, we would like to ensure that remedial action is taken as soon as possible.  It is essential that you contact the owner immediately if any problem arises so that it can be speedily resolved.  Discussions with the owner whilst you are in residence usually enable shortcomings to be rectified straight away.  If after this, you feel that the complaint still remains unresolved, please notify the owner in writing within 7 days of returning from your holiday.   

Reception Service

The owner will meet you upon arrival if required or you are welcome to collect the key from the key safe, the key code will be provided prior to arrival.  The owner can be called at any time to ensure that you are completely satisfied and nothing has been overlooked.
